Location:The ranch is located in SW Frio County, approximately 12 miles west of Dilley, Texas off of FM 117 on County Road 4728. The property is accessed from FM 117 onto all-weather CR 4728 then 1.3 miles on the well maintained county road.

Description:An all-weather gravel road begins inside the gated ranch entrance and continues on to the headquarters area. The ranch is gently rolling to level terrain with a large draw/seasonal creek. There are two larger improved pastures in the front of the ranch; one is approximately 75 acres and the other is approximately 40 acres and used for planting oats. The highly valued red soils with an excellent variety of excellent South Texas high protein native brush species including: Black Brush, Granjeno, Guahillo, Guayacan, Mesquite, cactus and many other species of brush native to the area with a scattering of live oaks and cedar elms throughout the ranch. A good road system provides access to all areas of the ranch.

Water:The ranch has two water wells located at the headquarters area. One of the wells is approximately 40-50 gpm and supplies water to tanks and an eight pot sprinkler system located in the forty acre field. The other well is a typical domestic well for the house and lodge located at the headquarters. There are four ponds of which two are larger size. Water is piped to four of the ponds from one of the wells; as well as, to various other areas of the ranch and wildlife/livestock water troughs. There are two operational wind mills.

Wildlife:Whitetail deer management has been in place for numerous years. There have been releases of does and bucks of improved genetics from breeder pens enhancing the strong "golden triangle" native genetics. There is an abundance of turkey, dove and some quail.

Improvements:The ranch has many nice improvements. There is a 4,000sq/ft hunting lodge of an open floor plan. The living area has vaulted ceilings, hardwood floors, a rock fireplace, and bathroom. There are four guest bedrooms each furnished with two beds, central air/ heat and full bathrooms. Within this main lodge structure are three large bay parking areas with roll up doors, walk-in cooler and large loft storage area. The lodge has been constructed with a concrete slab, rock and metal exterior with a metal roof.The guest house is 1,950sq/ft and consists of two bedrooms, and one large bunk room capable of accommodating numerous beds, 2.5 bathrooms, a very large living and dining area with a full kitchen. The interior has partial wood paneling with, other walls are painted and the floors are stained concrete. There is a large covered front porch excellent for enjoying the early mornings or a peaceful South Texas sunset. There has been a new concrete septic tank and lateral lines installed for this house recently. The entire headquarters area has great outdoor lighting. The processing area has deer hanging racks with electric winch on concrete slab, stainless steel game cleaning table with running water and a mercury vapor light next to the racks. There is a bulk corn feeder with hopper for loading tailgate feeders and a metal storage container. There are eight deer breeding pens; currently they are not being utilized. There are four blinds with corn feeders and other blinds located near small wildlife food plots. Several protein feeding stations are located throughout the ranch and the supplemental feeding schedule has been from January to August.

Minerals:Seller will convey 3% of the mineral estate owned; exact mineral conveyance to be determined at time of new title commitment – current gas & oil production is leased.
