Description:

Water:

Wildlife:

Native wildlife on the property includes whitetail deer, Black Buck antelope, dove, quail and turkey. Property has been managed to improve quail and deer habitat. All native deer have been removed and in 2007-2008 there were releases of 40 whitetail bucks and 60 whitetail doe from Wheeler/Dugger & Glendening stock. In 2009 there were releases of 23 - 3yr old Traugott whitetail bucks. The ranch maintains a Level III MLDP.

Improvements:

In the headquarters area there are several hunting lodges all complete with the comforts of home. There is a beautiful ranch style stucco and rock home with tile roof which sits atop a hill overlooking an incredible lake and the gorgeous South Texas country. The house was built in 2003; it is 2,440sq/ft with 3 bedrooms and 3 bathrooms. Granite counter tops, slate floors and high ceilings flow throughout the house which is of elegant western decor. Many windows in the house allow for enjoyment of the awesome landscaped headquarters area. Situated for enjoyment of all houses and lodge a negative edge pool and spa/hot tub is located at the periphery of the back yard looking out over the rolling South Texas landscape below.

A few steps away from the main lodge is a 4,500sq/ft hunter’s lodge with 2 bedrooms and 2 bathrooms. This lodge is fashioned as one would expect of a ranch of this nature and follows the theme already well laid out in elegant South Texas ranch décor. From the front doors and entrance to this lodge, one walks into a beautiful open living and dining area. Dinner and sitting areas are spaced perfectly around the huge windows or rock fireplace, with excellent views of the outdoors, and perfectly landscaped headquarters. The outdoor veranda is an experience of its own; it follows the theme of the grand western South Texas ranch with its high vaulted tongue & groove ceiling, to the rocked walls and stained concrete floors. It offers the comfort of outdoor dining and entertaining with the convenience of it own kitchen, BBQ pits, chef’s grill and bar. Seating here is again second to none, and the views of the cascading native landscape is just breathtaking. There is a 2,700sq/ft lodge with a long front covered patio/porch with lots of comfortable seating. The lodge is set up to provide convenience for the hunting guests. At one end of the lodge is an outdoor bar & entertainment area, complete with sink, grill and plenty of room for seating. Separate and in one corner is the gunroom, completely self contained for maximum security and safety. The lodge is set up to maximize comfortably sleep 10 and has 4 bathrooms. Directly in front of this lodge is a fire pit with seating, perfect for those gorgeous evenings enjoying a sunset and evening with friends.

    Other structural and ranch improvements are:
  1. A 40 X 80 (3,200sq/ft) partially insulated equipment barn with metal roof, with 5 large bay roll-up doors, exterior security lighting, and a separate room which serves as the ranch managers office.
  2. A 2,700sq/ft equipment barn which has 4 large bays and a fifth section that has the game processing area inclusive of a cold storage & walk-in cooler.
  3. Two 50amp RV hook-up sites.
  4. Six hunting blinds, nine corn feeders and ten protein feeders.
  5. Four deer breeding pens.
  6. Single and three phase electricity.
  7. Various pieces of equipment convey with sale of the ranch; list available on request.
  8. The ranch is completely high fenced with a 10’ deer proof fence.
